Frequently asked questions

What happens if I don't like the offers I receive?

You're never obligated to accept any offer. If an offer doesn't meet your criteria, you simply pass. We'll keep sourcing until we find deals that work for you. You can pause or cancel your subscription at any time.

How is the per-deal success fee calculated?

The success fee is a percentage of the purchase price (1-2%) or a flat fee ($2,000-$5,000), depending on your plan. It is only charged when you close on a deal we sourced and negotiated — if you don't buy, you don't pay the success fee.

Can I switch between the monthly retainer and per-deal fee model?

Absolutely. We can start you on a monthly retainer for predictable lead flow, or go purely performance-based with per-deal fees. You can switch models as your deal volume changes — just let your account manager know.

What markets do you cover?

We currently operate in 15 major metropolitan markets across the US, with expansion underway. Our Starter plan covers 1 market, Pro covers up to 3, and Elite provides nationwide coverage. Contact us to check if your target market is active.

How quickly can I expect my first offer?

Most investors receive their first qualified offer within 7-14 days of onboarding. We start sourcing immediately after your criteria profile is set up, and our average time-to-first-offer is 11 days.

What types of properties do you source?

We source single-family homes, small multi-family (2-4 units), and select commercial properties. Our sweet spot is distressed properties, pre-foreclosures, and off-market opportunities where sellers are motivated to sell below market value.
